Holyrood Courtyard — the whole thesis, on the record.

Overview

An 8-unit purpose-built rental in Edmonton's Holyrood neighbourhood — developed as principal, financed under CMHC MLI Select, built by our own team, and operated by us after completion.

Purpose-built rental we hold ourselves changes every decision: assemblies are chosen for the next decade, not the next sale. High effective-R envelope detailed for Edmonton winters, a clean Part 9 code path with wood-framed area-separation party walls per City of Edmonton policy B23-01, and modern infill massing that fits the street.

It is also the credibility behind our advice: when we sit on the owner's side of your table, it's because we sit on the owner's side of our own.
